Development Permit Approved | Meadows Mile Professional Centre

We are ecstatic to announce that the development permit for the Meadows Mile Professional Centre has been approved. With the DP approved we can now commence with construction on Lot 1 for MMPC.
A development permit being approved is the equivalent of a film being 'green lit': We now can guarantee to any skeptics that this project will happen. This is the stamp of approval from City Hall that we needed to get this show on the road. This means we can now say with absolute assurance that, as of Fall 2016, there will be a brand new office and medical-approved building on the Meadows Mile Lot 1. That is certainly a cause for celebration!

Although a large portion of the Meadows Mile Professional Centre is already pre-sold, there are still suites available in the Centre... including some with incredible views over the escarpment. Presently the MMPC is slated to have a complete Wellness Centre including, but not limited to, massage, acupuncture and chiropractic. There will also be dermatology and dental practitioners in the building, as well as a full pharmacy. Starbucks is a confirmed tenant in the standalone building (complete with drive-through!).

Our friends at Jones Lange LaSalle are our sales agents for this project, and can answer any questions a potential tenant might have. Check out the listing here.
Keep following our blog and social media outlets for updates on when we'll be breaking ground, our confirmed tenants and documentation on the progress of the development.

Meeting With Interior Designers | Meadows Mile Professional Centre

We have been meeting with prospective Interior Designers for the Meadows Mile Professional Centre, specifically for the purpose of designing the base building's common spaces.

The Professional Centre offices are condominiums, which means that, on top of their own private suites, tenants will also have partial ownership of the common areas in the building. These common areas are spaces like the entryway, elevator lobby, stairwells and hallways. We want these common areas to have the same level of overall design appeal that our architectural designer Andrew Martchenko from Parataxis has achieved with the exterior.

We believe these common areas are an opportunity to create a space that our tenants can be proud to own. Too often, common areas only fulfill the base requirements: Generic carpet, tile and paint; basic lighting fixtures; etc. We want to create a space our tenants will want to spend time in. These spaces can showcase local artists and fabricators; we can find innovative ways to light these spaces; we can use unexpected textures to pay homage to the stunning natural views -- With a blank canvas to work with, there are infinite possibilities.
This is the main floor plan of the Meadows Mile
Professional Centre. The top potion of the rendering
is common area space, whereas the bottom space
would belong to the tenant(s) whose suite(s)
will be built to their personal specifications.

At this point we have met with some prospective Interior Designers, but we have yet to make any hard decisions. Interior designers are more than Decorators. Designers must also understand Space Planning and take into account the space's flow and the utility of an area -- right down to the placement of electrical sockets. They are a vital part of the consultant team.

Once we have the common areas designed, the tenants will have the opportunity to choose their own Interior Designer for their suite(s). We have alotted a generous $50/Sq. ft. allowance included in the purchase price for this purpose, although the overall design and design budget is up to the tenant. The tenant will have the opportunity to work with any designer of their choosing, however whichever designer we choose for the common areas will be offered to the tenants as well. By the time our designer is done with the common areas, they will have a unique understanding of the building and development as a whole, and a diverse network of consultants (who also understand the space) that can be utilized for the tenant spaces if need be.There are many advantages to using a designer who already understands the space.

We want to take away unnecessary stress. Designing your own, personal, professional space from the ground up should feel like an exciting opportunity. We want to eliminate any learning curve, and make the whole process user-friendly. You can bet there will be an announcement once we have our Interior Design Consultant chosen!

Starbucks Rendering | Meadows Mile Professional Centre

You may have noticed in a recent post on the Meadows Mile Professional Buildingor perhaps on our new website, that one of our many selling features is the inclusion of an on-site Starbucks. We're thrilled to have Starbucks as a confirmed anchor tenant for Lot 1 on Meadows Mile. We've been working with our designer Andrew Martschenko, of Parataxis, and Jaydean Boldt, of Focus Equities, to design a building that pairs nicely with our Professional Building. Our most current rendering of the Starbucks should give you an idea of the direction we're going in.

The building features the same vertical composition and Edwardian Classical nods, while still maintaining the sleek modern qualities of a contemporary building, and enough glass to show off the stunning views of the site. All that paired with the iconic Starbucks branding, and we've got ourselves a solid on-site cafe (complete with drive-through window on the far side). Professional Centre tenants, as well as there clientele, will appreciate having a recognizable and convenient vendor on the lot.
